FRONT PORCH ASSEMBLY WITH ROOF                             1.00 SF                  ________                                            ________

Excavate 36" below grade, form and pour three 12" diameter 2400 PSI piers with 2, #5 rebar, tied lengthwise, 2" off center, vibrate concrete. Cast galvanized anchor plate at finish surface. After 2 days remove forms. Install 2” x 8” preservative treated pine joists 16" O.C., crown up from 2” x 8” ledge to double 2” x 8” header to create a 8’ x 6’ deck. Nail 1x3 yellow pine T&G decking to joist with concealed galvanized nails. Install three 5” x 5” turned wood posts on a 2”x 8" x 8" PT pine plinth block. Frame a hip roof with a triple 2” x 10” beam on top of posts, 2” x 6” ceiling joists and 2” x 8” rafters 16" O.C. Nail 1/2" CDX plywood sheathing 8" O.C. Install GAF Ice and water dam 36" at eaves, 15 lb. felt and GAF Timberline shingles with a 25 year warranty, 6 nails per shingle, color by owner. Install .019 aluminum step and counterflashing. 5" aluminum "K" gutter and leaders, connected to city sewer. Create a 36" high railing around porch using PT top and bottom rails and 2” x 2” baluster 4" O.C. Frame skirt using PT 1” x 4” 24" O.C. and 1/4" x 2" pine lattice. Construct 36" wide stair unit with three 2” x12” PT stringers, 5/4" x 12" PT treads and 1" X PT risers on a solid 36" x 12" x 6" wide concrete footer.

Construct an H-Stud wall, a non-load bearing 2 hour fire and separation assembly of gypsum panels and steel studs. Screw a metal U channel to top of masonry foundation and at firestopping.  Screw H-Studs 24" O.C. to bottom track. Hang two layers of 1" Fire-Shield Gypsum shaft liner.  Maintain a 1" airspace between assembly and adjacent solid construction. Attach H-Studs to both sides of the adjacent framing members with 1220 degree F. melting point angle clips. Seal all joints and roof/wall firestopping with fire retardant caulk to create a smoketight joint. The maximum height of the firewall is 44'. No penetrations allowed through firewall. Firestop all floor, ceiling openings and all terminations through roof or exterior walls with 1" Type X shaft liner. Seal all visible joints with fire retardant caulk to create a smoketight joint.

Install 1/2" reinforced cement board, screwed 6” o.c. to subfloor. Maintain a ventilated environment, above 50 degrees F during installation. Using Type I thin set adhesive, lay owner's choice of 12" x 12" x 1/4” of $3/SF ceramic floor tile. After at least 24 hours drying time, apply latex-Portland grout. Clean floor, seal with siliconized grout sealant and apply mildew resistant white silicone caulk to all edge seams and pipe penetration. Install a 3-1/2” x 1/2” marble threshold with honed finish by full width of frame opening beveled both sides.

air heater, a single bulb light fixture, and an exterior ducted

Field measure and create template of counter top. Screw fully supported 1/2" plywood deck to base cabinet. Set a granite slab counter top w/ 3/8" round edges and 4" back splash w/ cutout for a 31-1/2'' x 18'" undermount sink. Ensure there are no gaps between counter top and any walls. At the junction of counter top or back splash and wall, apply a 1/4" bead of clear silicone caulk with at least a 10 year warranty. Owner's choice of stone color and pattern.
